  2. Initial walk through of the home allows us to recommend some possible maintenance and
    upgrades to help achieve the best tenant for top dollar.
  3. McCrae Property Management Ltd advertises online with, Rentboard and Rent Café, website  and other rental sites as needed such as Trovit, Padmapper, Walscore, etc.

  4. Photographs- are taken by the Property Manager of the property inside and out, with the option to use a professional photographer to showcase your property, this option is highly recommended for best marketing of the home(additional cost)

  5. Tenant screening- not only do we view the application, we call the references, view applicants on their social media, google their current home address, call employers and landlords for character reference. All tenants are thoroughly screened to avoid any headaches down the road.

  6. Credit checks-applicant 'soft' credit checks provide us with a snapshot of an applicant's current financial history and any landlord judgements against them. Debt to service ratio, bankruptcy, and overall ability to pay the rent can be determined before approval.

  7. Reference checks- We call the current landlord, and the past landlord for rent payment history, housekeeping, and overall rental character of the applicant.

  8. Inspections- On going property inspections are valuable. Prior to a new tenant moving into the home, we take photos, inspect the exterior and the interior and document the current condition of the home. Once per year we follow up with a routine inspection to monitor any potential issues that might become a large expense to repair or maintain the home. Always advising the owners of these issues is a proactive way to maintain the value of the home and the quality of the tenant.

  9. Maintenance- Maintenance is an everyday occurrence. We have qualified trades taking care of these types of issues from leaking taps to leaking roofs. Ongoing upgrades and care are key to maintaining property value and curb appeal.

  10. Accurate accounting is the most important value to the owner. Complete transparency of funds collected, and spent for each individual property. Yardi Breeze provides us with live time data entry, daily accounting, rent collection, owner draws and expenses. Financials statements are generated in real time and deposits are sent to owner's bank accounts electronically on the 10th of each month.
